Autumn Construction Services, Inc. was established in 1995 to provide Mechanical Systems Expertise, Program Management and Project Management to owners and other construction related firms for their construction projects and programs. Today, Autumn provides full-service Mechanical Contracting, Owner’s Representation, Project Management and Commissioning services to clients in the Chicago and central Illinois area.

Autumn has completed complex projects for clients including Chicago Department of Aviation, Chicago Public Schools, United Airlines, Cook County, University of Illinois, Chicago Park District, Metropolitan Water Reclamation District of Greater Chicago, American Airlines, and University of Chicago.

Autumn is a Women Business Enterprise (WBE) certified by the City of Chicago, MWRDGC, Cook County, and registered as a Female Business Enterprise (FBE) by the State of Illinois Central Management System (CMS). Autumn is also a Disadvantaged Business Enterprise (DBE) as certified through the City of Chicago/Illinois Unified Certification Program.




About Autumn

Mechanical Construction and Service
Autumn is a mechanical construction contractor providing mechanical HVAC systems installation and service for commercial and institutional clients and municipal agencies. Autumn self-performs mechanical piping, equipment installation work, as well as mechanical and preventative maintenance services.

Owner’s Representation and Project Management Services
Autumn professional staff provides owner’s representation services including program management, project management, construction inspection, construction safety and quality assurance for our client’s construction programs and projects. Our qualifications also include LEED sustainability and systems commissioning services.






Autumn History

Autumn Construction Services, Inc. was established by Susan Nelson in 1995 to provide project management and mechanical systems expertise to Chicago area owners and contractors. Initially, Autumn’s MEP systems expertise helped clients to develop and manage new construction projects and/or building systems renovation programs.

In 2005, Autumn expanded its construction project management capabilities with the addition of staff professionals with backgrounds in architectural, civil and structural disciplines. Autumn professional staff managed, and continue to manage programs and projects at two Chicago airports, as well as for the Illinois Tollway transportation systems.

In 2009, the firm expanded its services to include mechanical contracting and systems commissioning and sustainability services. In 2013, mechanical service was added.

Over the years, Autumn has grown to a firm of 15 professional staff, and as many as 30 mechanical tradesmen depending on project needs.



Autumn Management

Susan Nelson is the founder and President of Autumn. She has over 30 years of experience in mechanical construction and construction project management. She directs all aspects of the firm’s business, staff management and business development. Her hands-on approach to project management and her ability to identify issues and solutions are key components to the firm’s success. Ms. Nelson’s specialized area of expertise is in building systems development and coordination during design, pre-construction, and construction phases. She is a qualified commissioning provider. She has an MBA from DePaul University and a BS Construction Engineering and Management from Purdue University.

Michael Terry is Vice President and Superintendent/Operations Manager at Autumn. He has more than 27 years of construction industry experience in the mechanical HVAC industry. His complete understanding of field operations, combined with business management experience, provides a competitive focus on construction project and company operations. Mr. Terry has been instrumental in building and directing an experienced pipefitter and service tech labor force to effectively execute construction on Autumn mechanical construction and service projects. He is a member of Pipefitters Local 597 United Association.

Maureen Kolkka P.E., LEED A.P. is the Manager of Engineering for Autumn. She has more than 25 years of experience in planning, engineering design and construction on a wide variety of projects for public and private clients. She has managed planning, construction and design projects at O’Hare and Midway International Airports. She has also provided supervisory services for the design and construction of various Illinois transportation projects. Ms. Kolkka’s fluency in both engineering and construction methods enables her to bridge the disciplines in the process of designing and building a project. She has a BS in Civil Engineering from University of Illinois.



Key Staff

Tim Morgan, Senior Project Manager has over twenty years of experience in construction management, design management and project engineering. He has managed projects, both large and small, from pre-construction to construction through the project close-out phase. Mr. Morgan is skilled in staff management, communications and coordination, claims avoidance, technical writing, project scheduling and project documentation. He has a BS in Civil Engineering from University of Illinois.

Dan Krekel, Estimator and Project Manager has 14 years of mechanical construction experience including direct field experience as a pipefitter tradesman. He is a member of Pipefitters Local 597 United Association. He has a BS from Illinois State University, and an MS in Safety, Security and Emergency Management from Eastern Kentucky University.
